Buying a property in Ottawa is a complicated process, regardless of whether you’re a first-time buyer or a seasoned pro. Buying a home requires alot of patience, dedication, and persistence so it’s essential that you have an expert in your corner. There are many factors home buyers should consider and understand before making a purchase. My goal when working with buyers is to give them a clear understanding of what to expect to alleviate any worries they might have.

Mortgage Pre-Approval

The amount of money you have saved for a down payment, the proceeds from selling your current home (if applicable), and how much you can borrow will impact your buying power.

Setting Expectations

Buying a home can be a stressful endeavour. Therefore, it is essential to solidify your relationship with your Realtor® and their brokerage to ensure you’re provided with the right advice and service to ensure you’re making the best decision.

Finding the Right Home

Starting the search for a new home should be the most exciting part of the journey. However, to find your dream home, I must understand your needs today and your plans for the future. My goal is to find a home you love at a price you can afford.

Offers & Negotiations

To determine market value, I prepare a comprehensive market analysis before an offer to purchase is placed by examining many statistics.

Closing on Your New Home

A real estate closing is the final step between Buyers, Sellers, and any third parties to transfer a property. After that, documents are signed, deeds are assigned, all remaining payments are finalized, and you will receive the keys to your new home.

First Time Home Buyers Incentives

Land Transfer Rebate Tax

As a first-time home buyer in Ontario, you will receive a rebate of up to $4,000 on your Land Transfer Tax. To be eligible: you must be 18 years of age; you must be a Canadian citizen or permanent resident of Canada.

The Home buyers Plan (HBP)

First-time Buyers are eligible to withdraw up to $35,000 individually, OR $70,000 per couple (tax-free and without penalties) from your RRSP savings to help with your downpayment.

Shared Equity Mortgage Plan (SEMP) 

The Government will help first-time home buyers finance part of their first home to reduce mortgage carrying costs by providing an interest-free loan of up to 5% on resale homes, and up to 10% on new builds of the purchase price put towards your down payment. 

Provincial Tax Credit 

Take advantage of the $10,000 non-refundable tax credit that will land you a $1,500 tax rebate on your income tax. Just remember to fill in Line 31270 on your return when you file your taxes for the year you bought your home.
